Is Your Facility Ready for the Summer Heat?

One of the systems that is a large consumer of maintenance and energy is the facilities heating, ventilation and air conditioning (HVAC) system. As the summer heat approaches it is important to take steps to ensure your facility equipment is protected and operating efficiently.  Having unplanned equipment breakdown or overloads as a result of the summer load, can cause downtime in production, unsatisfied facility occupants, and costly repairs.  Reliability programs offers solutions to help maintain the life span and efficiency of your equipment through our audits, facility optimization and Predictive Maintenance Programs (PdM). 

 

Cooling Systems have several components:

  • The chiller compressors used to cool water that runs through a coil in the air handler.

  • Pumps typically called chilled water pumps circulate the cooled water through the coil.

  • The air handler houses the coil and is a fan that blows air through the coil and into the building spaces.

  • A condenser is used to cool the chilled water as it is circulated through the system. It has two parts.

    • Condenser water pumps circulate water through cooling towers to cool the water after it heats up.

    • Cooling towers are large fans that pull the heat off the condenser water as it runs through the tower.

 

 

Below are some items suggested to be inspected through Infrared, Vibration, Oil Analysis and Motor Circuit programs:

 

Chiller compressors experience higher than normal load during peak summer months. Vibration measurements should be taken on the compressor and the motor that drive the compressor. The compressor is also oil lubricated and should have a pre-summer oil sample taken to assess the condition of the internal components. Depending on the size of the motor that drive the compressor, motor circuit testing should also be applied.

 

Chilled water pumps should have vibration measurements taken on the drive motor and the pump bearings. Depending on the size of the motor that drive the compressor, motor circuit testing can also be applied.

 

Air handlers are challenging to inspect utilizing vibration as they are normally mounted inside of a large enclosure. However, remote monitoring is possible for safely capturing vibration measurements on the motor and fan bearings. Depending on the size of the motor that drive the compressor, motor circuit testing should also be applied.

 

Condenser water pumps should have vibration measurements taken on the drive motor and the pump bearings. Depending on the size of the motor that drive the compressor, motor circuit testing should also be applied.

 

Cooling tower fans typically a motor driving a gearbox driving the fan. The motor may be easily accessible and should be monitored with vibration. The gearbox is typically inside of the tower shell and cannot be accessed while the fan is in operation. However, remote monitoring is possible for safely capturing vibration measurements on the gearbox. Another recommended practice is to obtain an oil sample from the gearbox before the summer load is too high.

 

Transformers it is a good practice to scan each transformer with infrared prior to the summer season. In addition to infrared any oil filled transformers should be sampled too.

 

Electrical Distribution System for the equipment’s electrical systems, it is a good practice to scan the each system with infrared prior to the summer season.
